Charles Schetter

Senior Managing Director – Head of Homebuilding

As Senior Managing Director and Head of Homebuilding, Charles is responsible for building our national practice.

Charles has twenty-five years of experience as a senior leader across all aspects of homebuilding.

Initially, he was the corporate officer responsible for growing KB Home’s geographic reach, expanding the company from 19 to 27 markets through four major homebuilder acquisitions, along with building a $300 million finished lot pipeline in land-constrained Ventura County, California.

He was then asked to cofound a KB Home/Hearthstone joint venture to deploy $400 million of CALPERS capital to acquire, entitle, and service large land assets, resulting in seven master-planned communities ranging from 1,000 to 13,000 lots across California, Arizona, Alabama, and Florida.  Charles then became President of Hearthstone, a $1+ billion AUM private equity fund investing in private builder joint ventures and public company land banking. While at Hearthstone, he oversaw a range of assets in Texas, Idaho, Washington, and the Southeast for private equity and pension funds.

Charles was subsequently named CEO of Smith Douglas Homes, whose predecessor he acquired for KB Home, doubling its position in Atlanta. As CEO, he expanded the company’s footprint to the five principal Southeastern markets, growing the business to 40th on the Builder 100 and being named among the 10 fastest-growing builders on the list. His leadership laid the foundation for its recent successful IPO.

Charles’ last position before joining JTW was President and CEO of Truland Homes, the largest private homebuilder along the Gulf Coast. While at Truland, Charles was instrumental in transforming a single-market lot monetization entity into three divisions with a broad product line, resulting in 30% annual growth. His leadership ultimately positioned Truland for its acquisition by DR Horton.

Charles developed his deep passion for homebuilding at a young age while working for his father in the family’s custom homebuilding business in Carmel, CA. He spent the first 25 years of his career with McKinsey & Company, where, as a Senior Partner, he counseled numerous CEOs of Fortune 500 companies, including those in homebuilding. He founded and built the Global Health Care Practice and, in his last role, was Managing Director of Southern California.

Additionally, Charles has been elected to the boards of numerous organizations, including Dartmouth’s Tuck School of Business, where he served for nine years on the Board of Overseers and led the strategic redirection of the school, lead director at California Coastal Communities, and The Viewpoint School, where he chaired the strategic planning committee for nine years. He was named by the Wall Street Journal as one of the Tuck School’s three most distinctive graduates.

Currently, Charles and his wife have four children and live in Hidden Hills, CA. His passions include running, backpacking in the High Sierras, and winegrowing. A cofounder of the Malibu Coast AVA, Charles has been a commercial winegrower for over 20 years, producing Chardonnay and Pinot Noir in Malibu, with his latest project a Sangiovese/Cabernet Sauvignon blend in Hidden Hills.
